A durable quartz and a delicate stone are not the same budget. We price the option you can live with, then show the step up if you want it.
Stairs, occupied rooms, and long carries add time. We say so in the proposal instead of compressing it into a vague contingency.
If we open a wall and find moisture or framing that must change, you get a written addition before that work continues.
No. Packages are a way to see scale. Many projects are a paint package plus one built-in, or a bath that borrows only part of the signature list. Tell us the room and we will shape the scope.
